Do You Have a Personal Real Estate Agent?
If you’re planning on buying a home, you may have already done some shopping around on your own. Perhaps you’ve checked out a few open houses or called the number on a For Sale sign to schedule a private viewing of that property. Maybe you have even called the “listing agent” of the home to view the property.
Statistics prove that you’ll be more successful in finding your dream home at the right price with your own personal real estate agent. One that works for you as the buyer. You likely wouldn’t hire the same attorney who represents the party you are in a dispute with to represent you so why hire a real estate agent who represents the seller to work on your behalf.
A real estate agent, especially one who knows the local market well (like we do), can help you find and buy your ideal home, and make the entire process go as smoothly as possible.
The best way to select a right real estate agent, is to meet in person, ask questions. See if there is a good fit. We understand not all personalities work well together. Let’s meet up and see if we can work together.
We can guarantee the following:
We will take the time to listen to you and understand your needs and goals, so you have a true partner in your home buying journey.
We will explain every step clearly and answer any questions, so you’re never in the dark.
We can recommend lenders who have the talent and expertise in determining which path is best for your purchase. That’s why we recommend getting a Mortgage Pre-Approval. This is a document from your bank or other lender stating how much of a mortgage they are willing to offer you. Banks and lenders use specific criteria to make this determination. They look at your income, expenses, credit history and employment status, as well as the down payment you plan to make on a home. It may seem like a scary process, but it is actually straightforward. By knowing what you can afford, you can confidently shop within that price range.
Once your pre-approval has been obtained, we will begin the home search.
we will make the home shopping process as pleasant and rewarding as possible.
We know how to find great properties in your price range and will alert you to all the new listings, quickly, so you get the jump on those opportunities.
We will regularly recommend properties for viewing that closely match your needs and wants, and are within your price range. That spares you the frustration of visiting homes that aren’t suitable.
We make sure you don’t miss opportunities. When a desirable property suddenly comes on the market, you’re alerted.
We help you schedule viewings that fit your schedule, so there’s little if any inconvenience for you.
Before you view a property or even after viewing, we can provide you with in-depth details on the home, by sending disclosures and/or obtaining what information you would like to know about the property so you can make an informed decision.
We can direct you to websites that will give you the scoop on the neighborhood, so you get a clear sense of what an area is like in terms of lifestyle, safety, schools, etc.
When you find a property you like, we give you honest, professional recommendation as to how well the home meets your needs and wants, as well as providing you with information on any material defects noted. You won’t have to make such an important decision without my expert advice.
Viewing properties should never be a frustrating ordeal. It’s our job to help make the process easy and productive for you, so you can find the home you want.
As your real estate agent, we are committed to getting you into the right home, and we will be with you every step of the way. In the end we want you to be satisfied with the home you choose.
We will advise you on the best price to offer on a home. You want it to reflect the true market value of the property so the seller will take your offer seriously. On the other hand, you don’t want to go in too high and risk overpaying for the home. We will discuss in detail how we can skillfully negotiate such things as price, conditions, closing dates, etc. so you get the best deal.
In a seller’s market it is critical to know the difference between needing to move and wanting to move. Many times, a home is purchased over market value and a buyer is also forced to forego many concessions usually available during normal market conditions. We are here to answer and work with you on things that will make your offer more lucrative and appealing to a seller.
We will prepare the agreed upon offer, have you sign the offer and present the offer to the listing agent. Should there be the necessity of any counter offers, from the listing agent and the seller, we will be there for you to negotiate final terms, making sure we get the best possible deal. There is nothing more we like to say to my clients than “Congratulations, we are under contract!”
Once an offer is accepted and we are under contract, we begin my working with your lender and title company. There is a myriad of details behind the scenes that we will be taking care of for you.
There are deadlines that we need to be aware of and we will work through those together. One of which is the scheduling of inspections, negotiating any requested repairs by the seller. If you don’t have a preferred home inspector, we can provide names of reputable inspectors and schedule the inspections.
Most importantly though, If at any time leading up to moving day you have a question, problem or concern, We’ll be there to help. You can count on us to be your real estate agent before, during and after you cross the threshold into your beautiful new home.
