Selling

As an informed seller, the first question should always be:  “Why should I list my property with you?”

There are a huge number of willing Realtors® but the truth is your chosen Realtor® has a large impact on the success of your experience throughout the process.  So, you ask, how do I determine if you are the best Realtor® for me?

The easy answer for us would be YES! However, we realize that not all personalities can obtain a perfect balance. Why not schedule a free personal consultation with Wendy wherein you are able to address any questions you may have about her professional career, and how the business works with you, how we work with our clients, and the process that has worked for us. Selling a home always works best when there is complete and transparent cooperation between a Realtor® and the client. This consultation will allow us an opportunity to see if we would be the best fit for you. There would be no obligation to proceed but we certainly hope that you will.

As an idea of what to expect from us and Wendy as your Realtor® we have highlighted a few items below:

When you have questions or concerns, Wendy is available by phone call, text, or email.

As a mother of 6 grown children, Wendy has learned that listening is key in many aspects of life.

She will respect what your needs and goals are and keep those at the forefront.

Together we will devise a game plan so that we are successful in implementing the best strategy to promote your listing to qualified buyers to ensure it sells.

We can provide you with purposeful suggestions on how to prepare your home so that it impresses and excites buyers. Whether it is simply decluttering, maintenance items, or staging.

Should you hire us, Wendy will prepare a market analysis that will allow her to recommend a listing price that’s the highest possible, without discouraging buyers.

We will prepare all necessary documentation to submit to our local multiple listing service, which is then picked up by most real estate listing web sites.

We will pay for and prepare promotional materials, using professional photography such as flyers, brochures, postcards.

We will create an excitement about your listing by informing local agents, and informing our private clients, friends and associates, and by social media.

If you so desire, we will arrange an Open House. Not all homes require an Open House.

All scheduled showings will be allowed by you using an application designed for Realtors®. If assistance is required with the showing requests, arrangements will be made.

When someone makes an offer on your property, we will promptly notify you of the terms and we will then determine the best actions. No offer will ever be accepted without written approval by you.

If required, we will help you gather information and schedule the municipal inspections.

We will help negotiate any inspection items required during the inspection phase of the buying process. As well as any surprises which may arise.

We take care of the dozens and dozens of details behind the scenes involved in selling a home, so you don’t have to worry about them. Some of which include, working with the title company and buyer’s lender to obtain documentation for a smooth process, putting up and taking down signs, installing boxes for agent access to your home, sending out ongoing promotional material by email, mail, or social media, keeping track of relevant timeframes, numerous phone calls and lots of paperwork.

We will to the best of our ability assist in a smooth process from our first consultation to the closing table. That’s what we do for clients every day!

In keeping with the honesty, not all of the process is easy, we may run into hiccups, but we assure you that we will attempt to make the process as smooth as possible.
